Yes leather is hot in the summer and cold in the winter. I have leather in the vehicle i drive and put some cloth seat covers on them. If you have cats they will ruin that leather. I have a cat long haired and she sheds on my furniture. I keep a blanket or sheet where she likes to sleep .. Its hard when you have cats. But i had rather have cloth at least you can use one of those sticky roller brushes and get most of it up. I have had the same sectional sleeper sofa for 10 yrs now.and it still looks good.

To make sure refinancing makes sense, it's wise to calculate your break-even point. If you are planning on staying in the loan/home longer than that point, generally, it makes sense.

To calculate your break-even point, divide the cost of refinancing by the amount of money the refinance will save you each month. So, say it costs you $3,000 to save $200 a month. $3,000 / $200 = 15. It would take you 15 months to recoup the money spent on refinancing and realize pure savings. If you plan on being in the home for at least another 2 years, refinancing makes sense.

Hope this helps!

What will you eventually do with this house, sell it, live in it etc?

My guess is you might find it hard to get any more money out of it right now but never hurts to try.

If you are not careful and this is a house you all intend to sell you will have way more in it than you can get out in today's markets.

This is the last place you should ask. Most of the "lenders" here are cons who will rip you off and sell your ID information.

You really need to ask around in your town for people, who you can meet in person. This is not the right place.

I don't know of any websites that help you arrange your furniture, but I can give you some tips.

1. Consider traffic flows first.

2. Place the largest pieces first then work around them.

Draw your room shape onto paper and make cutouts of shapes similiar to your furniture. Place them on the room shape. This will help you visualize it opposed to moving the furniture around over and over.
If you want to get really specific draw it all onto a 1/4" scale. 1/4 = 1 foot.

ooOOo how i love the color pink too! umm what i would do is keep your comforter and buy some pink pillows to sit on top of your bed, maybe add some pink sheets and kind of fold them a little back when making up your bed so they stand out then just have your white pillows with your comforter and add the small pink ones on top ** if you won't to add more pink you could take pink buttons and every so many inches like on couchs but a button and there is your bed.

as for your furniture...be creative i have a friend who got some one in her art class to draw designs on her furniture. and there you go with that.

your desk area...i usually spice mine up with some pictures of friends around so at least when i am studying and daydream i can see my friends...then i have a bullentin board above that.

Pictures Pictures Pictures are something that makes every room good. IT BRINGS BACK MEMORIES! Just have funn with your room but what you like in it.
